10 Steps to Prepare Your Home for Sale

Selling real estate is a matter of careful planning – it's about presenting the property in a way that makes the buyer decide to make it their own. Before opening the doors to potential buyers, there are a few key steps to take:

1. Look at Your Home Through a Buyer's Eyes

  • Walk through your apartment or house critically, as if you were a picky buyer.
  • Note what needs to be repaired, replaced, repainted, or removed.

2. Depersonalize Your Home

  • Hide personal photos, collections, souvenirs, and children’s toys – these can make buyers feel uncomfortable.
  • Decide which items you'll be taking with you and remove them before viewings. If buyers don’t see them, they won’t want them. If you say something will be removed later, it could jeopardize the sale. Pack these items away or replace them temporarily.
  • The home doesn’t have to be empty – aim for a feel similar to a welcoming hotel room. A vase of fresh flowers can enhance this inviting atmosphere.

3. Declutter Thoroughly

  • If you haven’t used something in over a year, you probably don’t need it – donate or discard it.
  • Clear away souvenirs and clutter from kitchen countertops.
  • Place everyday essentials into a small box that can easily be tucked away before viewings.
  • Don’t forget to tidy the garage, attic, or basement.

4. Clean and Neutral Walls, Windows, and Mirrors

  • Bright or heavily decorated interiors should be repainted in neutral tones.
  • Walls must be clean and free of cracks, moisture, mold stains, mounting marks, or picture hook holes.
  • Ensure all power outlets are safe and intact.
  • Remove cobwebs from ceilings and light fixtures.
  • Clean windows and mirrors until they sparkle – they help create a sense of space and freshness.

5. Leave Only Essential Furniture

  • Space is a key decision factor for buyers – avoid overcrowding with too many items.
  • Consider whether large potted plants enhance the space or make it feel smaller.

6. The Scent of Cleanliness

  • You don’t need to overspend, but make sure the home smells fresh and clean.
  • Old sofas, rugs, and curtains may look tired and retain odors that you've become used to. If possible, replace them with inexpensive but fresh alternatives.
  • Avoid incense or overpowering home fragrances – they may make things worse.

7. Kitchen, Bathroom, and Bedroom

  • These are the most intimate spaces – give them extra care. Ensure everything is spotlessly clean, organized, and aired out.
  • Leave only decorative items in plain view, not everyday essentials.
  • Don’t leave food on counters or tables.
  • Replace old towels and bedspreads with fresh ones.

8. Closets, Cabinets, and Appliances

  • Not every buyer will open closets or the refrigerator, but some will want to check built-in storage depth or appliance condition – be prepared.

9. Pets

  • If you have pets, take them out during showings and air out the home beforehand.
  • Some buyers may have allergies or simply fear animals.
  • Remove pet items from view or store them out of sight.

10. Yard and Surroundings

  • If you’re selling a house, be sure to tidy the yard and surrounding areas.
  • Evaluate the flower beds, paths, entrance, stairways, and terrace as a buyer would.
  • For shared spaces that may not be well-maintained, consider airing them out or cleaning them yourself before viewings.

After all preparations are done, go for a walk. Coming back with fresh eyes will help you notice any remaining issues.
