In this newly developed neighborhood, 16 contemporary homes will rise – each distinguished by stylish design, spacious architectural volumes, and thoughtfully planned five-room layouts. A private yard and relaxation area ensure everyday family comfort.
When designing this community, special attention was given to energy efficiency and future-oriented solutions. Each home will be equipped with a rooftop solar power plant and an electric vehicle charging station. The capacity of the solar systems is designed to cover the main household energy needs – heating, ventilation, and daily electricity use.
The project is scheduled for completion in Q4 2026.

Construction and Finishing Description
External walls – timber frame with stone wool insulation, windproof and vapor barrier layers, and exterior finishing. Insulation: Knauf mineral wool, total wall thickness – 35 cm.
Roof installation – main load-bearing structure: wooden frame insulated with 35 cm of mineral wool, covered with torch-on roofing.
Rainwater system – roof runoff directed to the drainage strip with a drainage system; rainwater collected via drainage pipes and directed to infiltration wells.
Windows and doors – wooden, A++ energy class windows in Anthracite color (inside and outside). Sliding HS-type doors to the terrace; exterior (main entrance) doors of matching style and design.
Façade finishing – finished with thermo-wood cladding and façade panels.
Electrical and low-current systems – three-phase 11 kW power connection. Electrical installation throughout the house (up to 100 points), including exterior terrace sockets, switches, fire safety wiring, and internet cabling (according to the prepared electrical design). Distribution panel with labeled fuses – basic installation stage (cabling).
Interior partitions – constructed from metal profiles (7.5 cm) and 95 mm timber studs (filled with mineral wool), OSB + gypsum board (GKP) structure. Ceilings – not installed.
Floor screed – floor prepared for concreting, insulated with 200 mm polystyrene, concrete screed with plasticizer for heated floors, poured with a minimum thickness of 7 cm.
Water supply connection – connected to the community well system.
Heating system with temperature control – underfloor heating system installed, including collector installation and connection.
Internal plumbing and sewage (basic stage) – water and sewage pipes installed up to fixture points (according to the approved project) – up to 10 connection points.
Wastewater system – individual biological wastewater treatment unit installed and connected to the system.
Ventilation – recuperation ducts installed (recuperator unit not included).
Solar power plant – a 10 kW solar system with inverter installed inside the house within 2 months after the notarized purchase agreement.
EV charging station – installed within 2 months after the notarized purchase agreement.
Wooden terrace – reinforced concrete posts, wooden terrace frame, and thermo-wood decking installed.
Landscaping – base prepared from sand and crushed concrete; driveways and pathways paved with industrial concrete. A 100 cm wide concrete walkway with drainage system installed. Landscaping includes terrain leveling and 100 mm topsoil layer across the plot.
Garage door – installed with automatic opening system.
Fencing – 1.20 m high sectional metal fence, dark gray color.
Garage gates – installed with automation.
Completion and Warranty
After the buyer completes full interior finishing, the developer commits to register the house with 100% completionwithin 3 months after finishing works.
Registration-related costs are covered by the buyer.
All works performed by the developer are covered by a warranty in accordance with the current laws of the Republic of Lithuania.
