LEVEL I FINISHING:

External walls – built from silicate blocks, insulated with polystyrene foam (neopor). Total wall insulation thickness – up to 55 cm.
Wall between semi-detached houses: 18 cm silicate block + 14 cm insulation wool + 18 cm silicate block.

Roof installation – main load-bearing structure made of wooden rafters, insulated with a 35 cm layer of stone wool, covered with high-quality sheet metal roofing.
Rainwater system – gutters and downpipes installed with drainage to infiltration wells.

Windows and doors – A++ energy class PVC windows, color (inside and outside) Anthracite; double patio doors to the terrace. Exterior doors matching the window design.

Façade finish – thermo-wood cladding.

Electricity – three-phase electrical connection.

Water supply – connected to the community’s shared water wells.

Sewage system – individual biological wastewater treatment system, connected to the overall network.

Outdoor terrace – wooden terrace with reinforced concrete posts, wooden structure, and thermo-wood decking.

Landscaping – driveways and paths made from concrete pavers or industrial concrete, drainage strip (50–60 cm wide) around the house, plot leveled with topsoil.

Fencing – 1.60 m high sectional metal fence in dark gray color, automatic entrance gates.

Garage door – automatic garage doors installed (if included in the project).

Neighborhood landscaping and infrastructure:

  • Installation of street lighting and CCTV system.

  • Children’s playground, swimming pool, and padel courts.

  • Asphalt-paved streets with concrete-paved sidewalks.

  • Individual mailboxes on each house’s fence.

  • Shared recreation area fenced with sectional fencing.

  • Automatic gates with intercom system at the main entrance.

  • Concrete wall with the neighborhood logo at the entrance gate.


LEVEL II FINISHING:

Includes all Level I works, plus partial interior finishing:

Interior floor screed – floors insulated with 200 mm polystyrene foam, underfloor heating installed, and concrete screed poured (≥7 cm thick), ready for final flooring.

Interior walls and partitions – constructed from 100 mm blocks or plasterboard partitions with 10 cm mineral wool infill. Masonry interior walls plastered and prepared for final finishing (ceilings not installed).

Electrical and low-current systems – electrical wiring completed according to the approved project, distribution board installed and labeled; low-current wiring (internet, fire alarm) completed – basic stage.

Plumbing and sewage (basic stage) – piping installed up to designated fixture points according to the project.

Heating system – underfloor heating manifold installed and connected. Heat pump (air-to-water) not included.

Ventilation – air ducts for the recuperation system installed (recuperator not included).
